Shared Ownership homes in Peterborough

Homes in
Peterborough

Peterborough is an attractive choice for Shared Ownership buyers because it combines strong job growth, excellent connectivity and long‑term affordability in one of the UK’s fastest‑growing cities.

The city benefits from direct rail links to London in under an hour, making it ideal for commuters, while major investment in regeneration and the opening of Anglia Ruskin University has boosted employment prospects.

Despite this growth, house prices remain lower than London and Cambridge, allowing buyers to get on the property ladder more affordably. Add to this Peterborough’s reputation as one of England’s greenest cities, with extensive parks, waterways and cycling routes, it offers Shared Ownership buyers a balanced lifestyle with room to stay and grow.

The A1 and A47 provide further road links across the region, the city centre offers shopping, dining, cultural venues and leisure facilities, while riverside walks along the River Nene, country parks and nearby nature reserves provide space to unwind.

Shared Ownership FAQs?

What is Shared Ownership?

Shared Ownership is a government backed scheme, designed to help people get onto the property ladder. It’s a flexible and an affordable way to buy, if you’re unable to buy a home outright on the open market. With Shared Ownership, you would purchase a share in your property and pay an affordable rent on the remaining share.

Am I eligible for Shared Ownership?

Shared Ownership is mainly aimed at first time buyers. However, you may still be eligible for a Shared Ownership home if you’ve owned a home in the past. To be eligible, your household income can’t exceed £80,000 per year, and you can’t currently own a property in the UK or another country.

To chat about your specific circumstances and find out if you’re eligible, you can contact our friendly team of New Homes Officers by calling 0345 601 9095.

How do I book a viewing of the new build homes?

It’s great to hear you’re interested in viewing the properties. As our Shared Ownership are new builds, it depends on the stage of build as to whether you can view them in person. For safety reasons, we’d be unable to book viewings for properties that are still undergoing construction.

Once they’re built, we’d be happy to show you around. Make sure you’ve registered your interest for the development on our website and let us know you’d like to view them. We work with a number of estate agents to facilitate in person viewings.

Can I buy the home outright?

Initial shares for your Shared Ownership home can start from 10 or 25%, and increase to 75%.

Over time, if your circumstances change, you can purchase more shares in your home through a process called staircasing.

If your lease allows, you can staircase up to 100% ownership, meaning you would own the home outright. Some leases are subject to a staircasing restriction, however if this applies to you it will be clearly outlined in your lease and will be thoroughly explained during the application process.

How can I reserve an Amplius Shared Ownership home?

The first step to reserving your new Shared Ownership home, is to register your interest on our website. By completing your details online, our New Homes Team will then be able to contact you with some more information. If you’ve found a home you’d like to reserve, that’s fantastic – let our New Homes Team know which one you’re interested in and they’ll send you details on how to apply.

Upon application, you will need to provide some supporting documents, including your ID. Applications will be reviewed by our team and if successful, you will need to pay a reservation fee to reserve your home.

Eligibility and affordability reassurance

Shared Ownership is designed to make home ownership more accessible. Buyers usually purchase an initial share between 10% and 75% of a home’s value, with an affordable rent paid on the remaining share. This often means a smaller deposit is required compared to buying outright.

The scheme is open to first‑time buyers and others who do not currently own a home, subject to eligibility and affordability checks. Many homes also offer the option to increase your share over time if your circumstances change.
