Shared Ownership homes in Northamptonshire

Homes in
Northamptonshire

Our Shared Ownership homes in Northamptonshire provide an accessible route onto the property ladder, across a well‑connected and diverse county in the heart of England.

Average house prices in Northamptonshire are significantly lower than the South East and London. This location is a great entry point for people who may struggle to buy outright. With Shared Ownership, you would buy a share in your home and pay an affordable rent on the remaining share. The deposit required for a Shared Ownership home is typically a lot less than buying a home outright, as it's based on the share of the house you're buying, not the full market value.

By buying a share of a home and paying rent on the remaining portion, you can manage costs more effectively while settling in to a location known for its market towns, employment opportunities and transport links.

From established towns to expanding new communities, Shared Ownership supports long‑term living in Northamptonshire without the pressure of buying outright from the start.

Shares typically range from 10% to 75%. However, you always have the option to increase your shares with staircasing later. Staircasing allows you to buy smaller shares, and later climb or increase your shares over time. Doing so means you'll pay less rent as you'll own more.

Choosing Shared Ownership can be an excellent step, giving you peace of mind knowing your home is secure while building something for the future.

Eligibility and affordability reassurance

Shared Ownership is designed to make buying a home more achievable. Buyers usually purchase an initial share between 10% and 75% of a property’s value and pay rent on the remaining share, often requiring a smaller deposit than buying on the open market.

The scheme is available to first‑time buyers and others who do not currently own a home, subject to eligibility and affordability checks. As mentioned, staircasing allows buyers to increase their shares over time if their circumstances change and they can afford to do so.

Shared Ownership FAQs?

What is Shared Ownership?

Shared Ownership is a government backed scheme, designed to help people get onto the property ladder. It’s a flexible and an affordable way to buy, if you’re unable to buy a home outright on the open market. With Shared Ownership, you would purchase a share in your property and pay an affordable rent on the remaining share.

Am I eligible for Shared Ownership?

Shared Ownership is mainly aimed at first time buyers. However, you may still be eligible for a Shared Ownership home if you’ve owned a home in the past. To be eligible, your household income can’t exceed £80,000 per year, and you can’t currently own a property in the UK or another country.

To chat about your specific circumstances and find out if you’re eligible, you can contact our friendly team of New Homes Officers by calling 0345 601 9095.

How do I book a viewing of the new build homes?

It’s great to hear you’re interested in viewing the properties. As our Shared Ownership are new builds, it depends on the stage of build as to whether you can view them in person. For safety reasons, we’d be unable to book viewings for properties that are still undergoing construction.

Once they’re built, we’d be happy to show you around. Make sure you’ve registered your interest for the development on our website and let us know you’d like to view them. We work with a number of estate agents to facilitate in person viewings.

Can I buy the home outright?

Initial shares for your Shared Ownership home can start from 10 or 25%, and increase to 75%.

Over time, if your circumstances change, you can purchase more shares in your home through a process called staircasing.

If your lease allows, you can staircase up to 100% ownership, meaning you would own the home outright. Some leases are subject to a staircasing restriction, however if this applies to you it will be clearly outlined in your lease and will be thoroughly explained during the application process.

How can I reserve an Amplius Shared Ownership home?

The first step to reserving your new Shared Ownership home, is to register your interest on our website. By completing your details online, our New Homes Team will then be able to contact you with some more information. If you’ve found a home you’d like to reserve, that’s fantastic – let our New Homes Team know which one you’re interested in and they’ll send you details on how to apply.

Upon application, you will need to provide some supporting documents, including your ID. Applications will be reviewed by our team and if successful, you will need to pay a reservation fee to reserve your home.
