Shared Ownership homes in Leicestershire

Homes in
Leicestershire

Interested in a Shared Ownership home in Leicestershire?  We have a range of Shared Ownership homes available across the county. Located in the centre of the East Midlands, this charming historic county offers a rich mix of city living, bustling towns and open countryside.

Leicestershire is a great place to consider a Shared Ownership home. The county is generally more affordable with typical house prices sitting well below the levels seen in the South East.

Shared Ownership, together with lower house prices can often mean a smaller deposit and more manageable monthly costs when buying an initial share, with the option to increase ownership over time through staircasing.

Leicestershire offers something for everyone, combining family-friendly attractions, green open space and a lively social scene in one well-rounded county. From days out at the National Space Centre, Twycross Zoo and Bradgate Park, to theatre nights at Curve, wine tasting at Rothley Wines or restaurants, bars and entertainment in Leicester city centre, it’s a place that suits young families, professionals and couples looking for an active, enjoyable lifestyle close to home.

Shared Ownership FAQs?

What is Shared Ownership?

Shared Ownership is a government backed scheme, designed to help people get onto the property ladder. It’s a flexible and an affordable way to buy, if you’re unable to buy a home outright on the open market. With Shared Ownership, you would purchase a share in your property and pay an affordable rent on the remaining share.

Am I eligible for Shared Ownership?

Shared Ownership is mainly aimed at first time buyers. However, you may still be eligible for a Shared Ownership home if you’ve owned a home in the past. To be eligible, your household income can’t exceed £80,000 per year, and you can’t currently own a property in the UK or another country.

To chat about your specific circumstances and find out if you’re eligible, you can contact our friendly team of New Homes Officers by calling 0345 601 9095.

How do I book a viewing of the new build homes?

It’s great to hear you’re interested in viewing the properties. As our Shared Ownership are new builds, it depends on the stage of build as to whether you can view them in person. For safety reasons, we’d be unable to book viewings for properties that are still undergoing construction.

Once they’re built, we’d be happy to show you around. Make sure you’ve registered your interest for the development on our website and let us know you’d like to view them. We work with a number of estate agents to facilitate in person viewings.

Can I buy the home outright?

Initial shares for your Shared Ownership home can start from 10 or 25%, and increase to 75%.

Over time, if your circumstances change, you can purchase more shares in your home through a process called staircasing.

If your lease allows, you can staircase up to 100% ownership, meaning you would own the home outright. Some leases are subject to a staircasing restriction, however if this applies to you it will be clearly outlined in your lease and will be thoroughly explained during the application process.

How can I reserve an Amplius Shared Ownership home?

The first step to reserving your new Shared Ownership home, is to register your interest on our website. By completing your details online, our New Homes Team will then be able to contact you with some more information. If you’ve found a home you’d like to reserve, that’s fantastic – let our New Homes Team know which one you’re interested in and they’ll send you details on how to apply.

Upon application, you will need to provide some supporting documents, including your ID. Applications will be reviewed by our team and if successful, you will need to pay a reservation fee to reserve your home.

Eligibility and affordability reassurance

Shared Ownership is designed to make buying a home more achievable. Buyers usually purchase an initial share between 10% and 75% of a property’s value and pay rent on the remaining share, often requiring a lower deposit than buying outright.

The scheme is available to first‑time buyers and others who do not currently own a home, subject to eligibility and affordability checks. With staircasing you have the option to increase your shares over time if your circumstances change and you can afford to do so. Plus if your lease allows, you could staircase to 100% ownership and own your home outright.
