New Homes (update)
Thank you to everyone who shared their experiences of moving into a new Amplius home. Your feedback continues to play a vital role in shaping how we design, build and sell our homes — and how we support you after you move in.
Here’s how your recent feedback is being turned into real changes.

Your impact
What we’ve done
- Clearer information about Shared Ownership – We took part in National Shared Ownership Week, where we shared a short video that explained more about the product. We’re also working with the National Sales Group and National Housing Federation to raise awareness of Shared Ownership across the housing sector.
- Easier to get in touch – We’ve added a direct phone number for our Sales Team on our website, and promoted it on Facebook, so customers can get quick answers.
What we’re doing
Making homes more accessible
- For the homes we build in the future, we’ll set aside money to make small changes after you move in — like fitting grab rails — so your home suits your needs.Â
- Where we can, new ground-floor flats and bungalows will have pipes and drains that will allow a walk-in shower to be installed instead of a bath.Â
- We’ll ask customers to help us review our standard designs, with a strong focus on accessibility
Better space and storage
- We’ll design a new range of standard house types which meet 100% of the Nationally Described Space Standards, to help ensure homes are practical and comfortable.
Improving aftercare and support
- We’re strengthening our aftercare service. From February, dedicated inspectors will contact customers after they’ve moved in to check everything is as it should be.
- We’re making it easier to understand what counts as a defect, what’s cosmetic, and what we’re responsible for fixing — with clearer, easy-read information.
- We’ll also explain defect repair timescales more clearly, so customers know what to expect.
Greener, more sustainable homes
- Your feedback on being greener is feeding directly into our new Sustainability Strategy.
- New homes will be future-proofed so electric vehicle (EV) chargers can be added more easily later. Where individual chargers aren’t possible, we’re exploring shared charging facilities.
- Energy-efficient design remains a priority to help reduce long-term running costs.
Stronger neighbourhoods
- We’ll be carrying out Healthy Homes assessments for all future new homes to better understand local facilities, green spaces and play areas around our developments.
A clearer Shared Ownership journey
- We want customers to view their new home once it’s safe to visit and before completion.
- We’re making the Shared Ownership process easier to understand, with clearer, easy-read information at every stage.
- In the future, all new homes will come with floor coverings as standard. We’re also reviewing our wider specifications with help from customers.
What’s next
We’ll keep working with customers, colleagues and partners to test, review and improve these changes. Your feedback doesn’t stop once a strategy is written — it continues to shape how we deliver homes and services that work for real life.
